With Elsa passing by and hurricane season in full swing, has it made you think? When was the last time you had your roof inspected and maintained? Your roof is your most prized possession as this is what keeps you, your family, your friends, and neighbors safe. Being in the roofing industry since 1999, I had my roof inspected and maintenance done before hurricane season, and I’m so glad I did, I have peace of mind.
Any type and any age roof need’s special care. The roof is simply the MOST IMPORTANT part of a home…period!
That is why the National Roofing Contractors Association suggests having your roof inspected at least twice each year, once in the spring and once in the fall. A thorough roof inspection performed by a professional roofing contractor, will help catch any problems before they turn ugly. Furthermore, if you have a manufacturer’s warranty on your roof, be sure to look at the warranty guidelines, as most manufacturer’s roof warranties require annual maintenance and documentation to maintain their warranty.
Here are a few ways that you and your maintenance team can help with the longevity of your roof between these professional inspections.
Shingle, Metal and Tile Roofs
Keep gutters and downspouts clean of debris.
Keep valleys clean of standing leaves and debris.
Cut back trees from the roof to prevent rubbing and rodents getting on the roof. (Squirrels LOVE eating the lead vent pipes)
Flat Roofs
Keep drains free of debris.
Keep a log of who goes onto the roof, if there is a leak, this can be easily tracked, and the issue taken care of quickly.
Bottom line, you must keep your roof maintained. Just think how many heavy rain storms your roof must suffer each year! Without on-going maintenance and minor repairs being made, your roof will not last or provide the protection that it was intended to provide!
